The London, Ontario real estate market has entered a more balanced phase, and that is creating a very different environment for both buyers and sellers than we saw a few years ago.

For buyers, there is generally more choice and more time to make thoughtful decisions. For sellers, pricing and presentation have become increasingly important.

But there is one thing I always remind clients: the London real estate market isn’t one single market.

A More Balanced London Market

Recent market conditions suggest a market where buyers and sellers are closer to equilibrium.

That doesn’t mean homes aren’t selling. They are.

It means buyers have more alternatives, while sellers need to pay closer attention to the competition.

A property that is priced appropriately and presented well can still generate strong interest.

On the other hand, a home that is priced significantly above comparable properties can sit longer while buyers move on to other options.

What This Means for Buyers

For buyers, a balanced market can provide some welcome breathing room.

You may have more opportunity to:

  • Compare multiple properties
  • Take your time with due diligence
  • Evaluate neighbourhoods carefully
  • Negotiate when the circumstances support it
  • Focus on long-term value rather than making a rushed decision

That doesn’t mean every property is an opportunity to negotiate aggressively.

The best homes can still attract attention.

The key is understanding the difference between market value and asking price.

For sellers, the current environment makes preparation and pricing especially important.

Before putting a home on the market, I recommend looking closely at:

Recent comparable sales — What are buyers actually paying for similar properties?

Current competition — What other homes will buyers be comparing yours against?

Condition and presentation — How does your property stack up against those alternatives?

Pricing strategy — Is the asking price likely to attract the buyers you’re targeting?

The goal isn’t necessarily to be the cheapest home on the market.

The goal is to be the home that buyers believe offers the best value at its price point.

Your Neighbourhood Matters

One of the biggest mistakes homeowners can make is relying entirely on the headline number for the London market.

London has many different neighbourhoods and property types, and they don’t all behave the same way.

A detached family home in Whitehills may have a very different buyer profile and competitive landscape than a property in Old South, Wortley Village, Sunningdale or another part of the city.

That’s why I prefer to look at the micro-market around a specific property.

Your home’s location, size, condition, age, layout and features all matter when determining where it fits in today’s market.

The fall market will be an interesting one to watch.

As summer vacations wind down and families return to their regular routines, we typically see buyers and sellers who have been waiting begin to make decisions.

For anyone considering a move this fall, preparation shouldn’t start the week before you want to list.

Understanding your home’s current market position, identifying the competition and developing a pricing strategy ahead of time can put you in a much stronger position.

Whether you’re buying or selling, don’t let a single market statistic make the decision for you.

Look at the specific property. Look at the neighbourhood. Look at the competition. Look at what has actually sold.

That’s where the real story is.
