London Ontario Real Estate Market Update – Mid-October 2026

London’s fall market in brief: buyers are back, but they’re not rushing.

September gave London and St. Thomas a lift. 561 homes sold, up 5.3% from last September, even as new listings pulled back. But prices haven’t turned the corner: the benchmark price sits at $552,500, down 2.6% from a year ago, and the average sale price was $611,509.

The story is choice

The story is choice. With 3,335 homes on the market and 5.9 months of inventory, buyers have time and leverage — homes took a median of 34 days to sell and went for about 97% of asking. The pattern I’m seeing on the ground: homes priced right and presented well are selling. Homes that aren’t are sitting.

Next thing to watch

Next thing to watch: the Bank of Canada decides on rates October 28. If you’re thinking about a move this fall, the numbers say buyers can negotiate — and sellers win on pricing, not patience.
